The 25% rule changed. Under Florida SB 4-D (2022), if your roof was built or replaced to the 2007 Florida Building Code or later, storm-damaged sections can be repaired to match — no automatic full replacement just because more than 25% is damaged. Your re-roof permit date decides. We pull it before recommending anything.
Age alone can't sink you. Under SB 76 (2021), an insurer can't refuse coverage solely because of roof age — at 15+ years you're owed an inspection, and 5+ years of remaining useful life protects you. A 5-Year Roof Certification is $250, credited toward any work we do, under FS 627.7011 / HB 1611. We write them.
