Know Your Rights

Storm Claims & The 25% Rule

Insurance companies count on you not knowing Florida roofing law. Two things every storm-damaged homeowner should know before signing anything:

The 25% rule changed. Under Florida SB 4-D (2022), if your roof was built or replaced to the 2007 Florida Building Code or later, storm-damaged sections can be repaired to match — no automatic full replacement just because more than 25% is damaged. Your re-roof permit date decides. We pull it before recommending anything.

Age alone can't sink you. Under SB 76 (2021), an insurer can't refuse coverage solely because of roof age — at 15+ years you're owed an inspection, and 5+ years of remaining useful life protects you. A 5-Year Roof Certification is $250, credited toward any work we do, under FS 627.7011 / HB 1611. We write them.

And if the storm did total your roof, the numbers are on the table, not hidden in fine print: Class 4 GAF UHDZ shingle system $500/sq turn-key • multi-rib metal $650/sq • standing seam SnapLock $700/sq — permits, tear-off, dry-in and cleanup included.

Wind and storm damage is a core coverage of Florida homeowners policies, though hurricane deductibles and roof age rules affect the payout. Documentation decides claims — we scope and photograph the damage the way adjusters need to see it and assist you start to finish.
Often no. Since SB 4-D (2022), roofs built to the 2007 Florida Building Code or later can be repaired to match instead of fully replaced. Your permit date decides — we pull it before recommending anything.
