Roof Maintenance — Any Age, Any Roof
Catch problems before they become claims. Leaks, branches, sealants, gutters and the small fixes that keep a small problem from becoming a major one.
Catch problems before they become claims.
Roof maintenance is the cheapest insurance there is. A worn boot, a clogged valley, a single lifted shingle — left alone for one rainy season, that's a ceiling stain, a soaked rafter, a denied claim and a non-renewal notice. Sarge handles maintenance for roofs of any age, from year one to year twenty.
What roof maintenance covers
- Leak diagnosis and repair
- Branch and tree-debris damage
- Sealant work on penetrations, flashings and ridge vents
- Gutter and downspout clearing
- Valley and flashing repairs
- Pipe boot and vent boot replacement
- Tile slip realignment
- Individual shingle replacement and tab re-seating
- Minor decking repairs
When to call Sarge
- You see a stain on the ceiling that wasn't there last month.
- A storm just rolled through and you want a quick eyes-on.
- A tree limb came down, even if "it looks fine from the ground."
- You can see daylight in the attic, or feel a draft you shouldn't.
- There's a sagging spot, a wet insulation patch, or a soft sound when you walk a section.
- The gutters are full of asphalt granules — a sign the roof is shedding faster than it should.
Why dual-licensed matters here
Most roofers will only fix the shingles and tell you to "call a carpenter" for the fascia or soffit. Sarge holds both FL CCC1334499 (Certified Roofing Contractor) and FL CRC1335172 (Certified Residential Contractor) — so the rotted decking, the soft fascia, the soffit damage, all of it gets handled in one visit.

Roof Maintenance FAQ
Maintain before you replace. Straight answers on the program.
What does roof maintenance cost?
Annual maintenance visits scale based on roof size and scope. Inspection-only visits are also available. Pricing confirmed after Sarge walks the roof. Call (352) 696-8989 to schedule.
What is included in a maintenance visit?
Full roof walk, sealant and boot replacement as needed, debris removal, drainage check, flashing inspection, photo documentation. Anything found gets repaired or reported.
How often should I have my roof maintained?
Annually for Florida roofs. Every 6 months for roofs 12+ years old or post-hurricane season. Maintenance catches problems before they become claims.
Does maintenance extend roof life?
Yes. Most roofs that fail early failed from neglected small problems — a worn boot, a lifted shingle, a clogged drain. Annual maintenance can add 3-7 years of useful life.
Will maintenance help with my carrier?
Yes. Documented annual maintenance shows your carrier the roof is being actively cared for. May help during renewal negotiations and supports recertification later.
Do you offer maintenance contracts?
Yes. Annual maintenance plans available. Call (352) 696-8989 to discuss multi-year programs and pricing.
