TPO / Flat Roof — Commercial-Grade Membrane
For flat roofs, additions and low-slope sections. White reflective TPO membrane: energy savings, heat-welded seams, 20–30 year lifespan.
TPO / Flat Roof — commercial-grade for flat and low-slope.
Not every roof is steep. Florida homes — especially additions, lanais, mid-century blocks and commercial buildings — often have flat or low-slope sections where shingles and metal don't work. TPO (thermoplastic polyolefin) membrane is the commercial-grade answer.
What TPO is good for
- Fully flat roofs
- Low-slope sections that can't be shingled per manufacturer specs
- Additions, lanais, screen-room transitions
- Commercial buildings
- Mobile and modular home flat-roof sections
Why white TPO membrane in Florida
- 20–30 year lifespan with proper installation.
- White reflective surface — reflects most solar heat back, cuts attic temps and AC load.
- Heat-welded seams create a single monolithic membrane — no sealant joints to fail.
- UV, ozone and chemical resistant.
- Recyclable at end of life.
Installation includes
- Tear-off of failed flat-roof system
- Decking inspection and replacement as needed
- Insulation layer (polyiso) where required
- Mechanically attached or fully adhered TPO membrane
- Heat-welded seams
- Edge metal, drains and penetration flashings
- FL building code permit and final inspection
- Manufacturer warranty + Sarge's workmanship warranty

TPO Flat Roof FAQ
Commercial-grade flat and low-slope roofing answers.
What is TPO and when do I need it?
TPO is a single-ply white reflective membrane built for flat and low-slope roofs. You need it on additions, lanais, mobile home roofs, or commercial buildings where shingles or metal cannot drain properly.
How long does a TPO roof last?
20-30 year typical lifespan with commercial-grade installation. The white reflective surface also reduces cooling costs by reflecting Florida sun.
How much does TPO cost?
TPO and flat-roof work is priced per square foot based on scope. Smaller flat sections like lanais and additions are quoted separately from larger commercial flat roofs. Call Sarge at (352) 696-8989 for a firm quote.
Can TPO be installed over my existing flat roof?
Sometimes. Depends on the condition of the existing membrane. Sarge inspects first — sometimes overlay works, sometimes tear-off is required.
Does TPO qualify for energy efficiency credits?
Yes. The white reflective surface meets Energy Star and cool-roof standards in many cases. Reduces air conditioning load in Florida heat.
Who installs the TPO — Sarge or a sub?
Sarge. No sub-contractors. Same dual-licensed crew that installs your shingle or metal roof installs your flat sections.
