Why Roof Leaks Are So Tricky
Water doesn't leak straight down. It follows the path of least resistance. A hole in your roof 15 feet away from the visible ceiling stain is entirely possible and common. This is why so many homeowners pay for "leak repair" only to have the leak return.
The leak stopped showing up where it was before because you repaired that spot. But the water just started traveling to the next lowest spot. The actual source? Still open.
The Most Common Leak Sources in Central Florida
1. Pipe Boot / Plumbing Vent Flashing (The #1 Culprit)
Those little rubber collars around pipes sticking up through your roof? They crack after 8-12 years in Florida sun. When they fail, water runs straight down the pipe into your attic. Usually appears as ceiling stains in bathrooms, kitchens, or laundry rooms.
2. Chimney Flashing
The step flashing that tucks under your siding and laps onto your shingles deteriorates over time. Old chimney flashing is one of the most consistent leak sources we find.
3. Skylight Seals
Skylight flashing systems wear out. The rubber gaskets harden. The caulk cracks. Water finds its way under the skylight and runs down into the attic along the light shaft.
4. Valley Failures
Valleys are where two roof planes meet and they handle the most water of any part of your roof. Valleys fail when underlayment deteriorates or when ice/water shield wasn't installed properly.
5. Nail Pop / Missing Fasteners
Shingles lift, nails back out of the deck, water enters through the hole. Often not visible from the ground you need to walk the roof to find them.
6. Ridge & Hip Cap Issues
The shingles along the peak of your roof (ridge cap) take the most wind abuse. When they loosen or tear, water enters along the ridge and spreads laterally.
7. Wall-to-Roof Transitions
Where a roof plane meets a vertical wall (common on additions, dormers, two-story homes). Step flashing or continuous flashing failure here is a common leak source.
8. Gutter Overflow Damage
Clogged gutters back water up under shingles at the eaves. This erodes the decking over time and eventually leaks into soffits and walls.
