Silicone vs Acrylic vs Elastomeric: Roof Coatings Compared

Not all roof coatings are the same. "Coating" covers at least four different chemistries, each with real differences in price, performance, and life. For Florida, the right choice is usually silicone but not always. Here's how to choose.

The 4 Main Roof Coating Types

When a TikTok video or a contractor says "roof coating," they could mean any of these chemistries. They look similar once applied. They perform very differently.

1. Silicone Coatings

Silicone has been the industry standard for commercial flat-roof restoration for 20+ years. In Florida's climate, it's almost always the right answer.

Strengths:

  • Handles ponding water without degrading (critical in Florida where flat roofs pond after rain)
  • Excellent UV resistance doesn't chalk, crack, or yellow
  • Long life (10-20+ year warranties)
  • Renewable can be recoated at end of life
  • Stays white maintains reflectivity and Energy Star compliance

Weaknesses:

  • Higher upfront cost than acrylic
  • Attracts dirt (appearance gets dingier over time but performance doesn't degrade)
  • Can be slippery when wet (consideration for service access)
  • Difficult to recoat with non-silicone products later (you're committed to silicone system)

Cost range: competitive per-square-foot pricing installed

Best for: Florida flat and low-slope roofs, metal roof restoration, commercial buildings, any roof where ponding water is an issue.

2. Acrylic Coatings

Acrylic was the dominant roof coating chemistry before silicone took over for flat roofs. Still used, still legitimate for the right applications but with real limitations in Florida.

Strengths:

  • Lower upfront cost than silicone
  • Easier application, more forgiving during install
  • Good early-life reflectivity
  • Can be recoated with various products (more flexibility)
  • Cleaner appearance over time (doesn't attract dirt like silicone)

Weaknesses for Florida:

  • Degrades in standing water the #1 reason we don't recommend it for Florida flat roofs
  • Chalks over time, losing reflectivity
  • Shorter life than silicone (typically 7-10 years vs 15-20+)
  • Susceptible to freeze-thaw cracking (less relevant for Florida but still a factor during occasional cold snaps)

Cost range: competitive per-square-foot pricing installed

Best for: Sloped roofs where water sheds quickly, commercial re-coats over existing acrylic, budget applications where 7-10 year life is acceptable.

3. Elastomeric Coatings (Acrylic-Based, Rubber-Like)

"Elastomeric" is a category of high-stretch coatings, typically acrylic-based but formulated for elongation the ability to stretch with roof movement without cracking.

Strengths:

  • Excellent elongation (stretches 100-500% without tearing)
  • Good for roofs with significant thermal movement
  • Reasonable cost
  • Good reflectivity when new

Weaknesses:

  • Same water-degradation issue as standard acrylic
  • Typically 8-12 year service life in Florida
  • Performance varies widely by manufacturer/product

Cost range: .50-.50 per square foot

Best for: Sloped roofs with thermal movement, metal roofs where stretching is needed, specific manufacturer-specified systems.

4. Polyurethane Coatings

Less common for general roofing use. Specialized applications where extreme durability is needed.

Strengths:

  • Extremely durable impact resistance
  • Good for high-traffic rooftop areas
  • Aromatic polyurethane withstands chemicals

Weaknesses:

  • Most expensive option
  • Aromatic polyurethane degrades in UV (needs top coat)
  • Specialized application requirements

Best for: Industrial applications, specific manufacturer specifications, areas with rooftop traffic or chemical exposure.

Why We Specify Silicone for Most Florida Projects

Florida's climate creates specific challenges that favor silicone:

  1. Ponding water is common on flat roofs after rain. Silicone doesn't degrade from standing water; acrylics do.
  2. Year-round UV exposure is intense. Silicone's UV resistance means coatings hold reflectivity for decades.
  3. Long service life reduces lifetime cost. The upfront premium for silicone is paid back many times over vs. re-doing an acrylic coating every 7-10 years.
  4. Hurricane performance matters. Silicone systems, properly installed with fabric-reinforced seams, maintain weatherproofing through high-wind events.

When We Might Specify Something Else

  • Steep sloped roofs with quick water shed acrylic can work well
  • Significant thermal movement elastomeric's elongation can be critical
  • Budget-constrained projects with shorter ownership timeline acrylic at lower cost
  • Specific manufacturer-specified systems where we're matching a warranty
