Large square footage (often 20,000-100,000+ sqft), large spans, typically simple rectangular geometry, rooftop HVAC and process equipment, and critically tenants or operations below that can't tolerate leaks or extended shutdown. Warehouse Roofing Systems
TPO Single-Ply
The workhorse of commercial flat roofing. For warehouses, TPO typically delivers the best cost-per-square-foot performance while meeting Energy Star requirements (reflective white). Heat-welded seams eliminate the #1 failure point of older adhesive-bonded systems. Service life: 20-30 years.
R-Panel Metal
For warehouses where you want 30-40 year roof life at a reasonable cost-per-sqft, R-panel metal is often the right answer. Lower maintenance than flat systems, Class A fire rating (important for storage warehouses), and good hurricane wind performance when properly installed per Florida Product Approval.
Silicone Coating Restoration
For existing warehouse roofs at mid-life, silicone coating restoration is often the highest-ROI option. 30-50% of tear-off-and-replace cost, extends life 10-15+ years, Energy Star reflective surface drops cooling bills, and doesn't require warehouse shutdown during installation.
Modified Bitumen
Older warehouses often have torch-down modified bitumen (mod-bit). We repair and maintain these roofs. For new installations, we typically recommend TPO over mod-bit because of the heat-welded-seam advantage and the reflective surface benefits.

Operations Continuity
Most warehouses can't simply shut down for 2-3 weeks during a reroof. We plan around operations:
- Section-by-section work sequencing protecting inventory below with temporary weather protection
- Weekend and night work options for critical areas (for a premium but often justified by operational cost savings)
- Pre-planned tenant/operations notifications
- Coordination with shipping/receiving dock areas
- Clear daily cleanup no debris falling into dock areas or truck yards
HVAC & Rooftop Equipment
Warehouses typically have significant rooftop equipment: HVAC units, exhaust fans, process equipment vents. Proper flashing around these units is where bad warehouse roofs fail. We handle all equipment reflashing as part of the roof work and coordinate with your HVAC contractor if units need to be lifted for underlying work.
Ponding Water & Drainage
Florida warehouses have a specific issue: insufficient original roof slope leads to ponding water, which accelerates membrane degradation. Our assessments specifically evaluate drainage and identify where tapered insulation or crickets can eliminate ponding as part of a reroof. This is rare to find in competing bids most contractors just replace the existing system and preserve the ponding problem.
Insulation Upgrades
Older warehouses often have minimal roof insulation, driving high cooling bills. Reroofing is the cheapest time to add insulation we can specify polyiso to current R-value recommendations (typically R-25 to R-30 for Florida commercial) as part of the project. The energy cost savings often pay back the insulation upgrade within 5-7 years.
Insurance & Warranty Documentation
Warehouses often have specific insurance requirements that drive warranty selection. We provide manufacturer NDL (No Dollar Limit) warranties on TPO systems, typically 20-30 year terms, which most commercial property insurers accept as evidence of proper risk management.
