How We Install TPO Properly
A TPO roof is only as good as its installation. The industry has a reputation for leaks at year 5-7 on poorly-installed jobs almost always traceable to cut corners during installation. Our process:
- Tear off or recover evaluation we test the existing substrate. If it's sound and code permits, we recover with cover board. If compromised, we tear off to deck.
- Insulation installation polyiso or EPS rigid insulation to the correct R-value for your building
- Cover board high-density cover board protects the membrane from puncture and provides proper substrate for heat welding
- Membrane installation mechanically fastened or fully adhered, depending on wind zone requirements and substrate
- Heat-welded seams robotic welder on long runs, hand welder for corners and details. Every seam probe-tested
- Flashing details parapet walls, pipe penetrations, HVAC curbs, drains, edge metal all properly flashed with TPO accessories
- Final inspection we walk the roof with you, demonstrate seam integrity, and provide manufacturer warranty documentation
TPO Warranty Options
We install GAF EverGuard, Carlisle Sure-Weld, and Versico TPO systems. Manufacturer warranties range from 15 years (basic material) to 30 years (Total System NDL warranty that requires licensed installation by certified contractors which we are).
