Tile Roofing in Central Florida
Tile is the iconic Florida roof you see it everywhere in The Villages, upscale Ocala subdivisions, and Mediterranean-style custom homes. When properly installed by a licensed tile specialist, tile roofs can last 50 years or more and perform exceptionally well in hurricane conditions.
Types of Tile We Install
Concrete Tile
Most common in Florida. Affordable, durable, comes in many profiles (barrel, flat, S-tile). Lighter than clay but still requires a structurally adequate roof deck.
Clay Tile
The premium choice. Natural terra cotta color, extremely long-lasting (some 100+ year installations). Heavier than concrete, requires structural assessment. Classic Mediterranean and Spanish Revival aesthetic.
Tile Roof Replacement What's Involved
Tile replacement is more complex than shingle or metal:
- Remove and dispose of all existing tile (heavy, specialized handling)
- Inspect and repair decking (tile hides decking issues for years)
- Install synthetic underlayment rated for tile
- Install new batten system or direct-attach per product approval
- Set each tile with proper spacing and fastening
- Special flashings at ridges, hips, valleys, penetrations
- Ridge cap bedding and mortar work
This is why tile replacement costs more and takes longer and why most roofers don't even offer it.
Tile Roofing for The Villages & HOA Communities
The Villages has strict ARC (Architectural Review Committee) requirements for tile color, profile, and material. We work within those rules and pull proper permits with Sumter, Lake, or Marion County as required.
Tile Roof Cost in Central Florida
Tile roof replacement pricing depends on:
- Tile type: Concrete (mid-range), clay (premium)
- Profile: S-tile, barrel, flat labor varies
- Roof size & complexity: More valleys/hips = more specialty flashing work
- Decking: Must be sound; replacement adds cost
- Accessibility: Two-story and steep pitches cost more
Why State Certified Roofing for Tile
Tile installation is a specialty. We hold the dual Florida license (CCC1334499 + CRC1335172) needed to handle both the roofing AND any structural decking or framing work a tile project might require. Most roofing-only contractors have to subcontract the structural side we don't.
