Why Flat Roofs Need Special Systems
Florida Building Code is clear: on any roof with a pitch less than 2/12 (2 inches of rise per 12 inches of run), standard shingles cannot shed water fast enough and are prohibited. Flat and low-slope roofs require a continuous waterproof membrane system.
TPO Roofing (Thermoplastic Polyolefin)
The modern standard. White reflective surface (cuts cooling costs), heat-welded seams (no glue joints to fail), UV-resistant, 20-30 year lifespan. Best for most residential flat-roof applications like porches, additions, and flat-top sections.
Modified Bitumen
Multi-layer asphalt membrane. Proven technology, excellent for residential and small commercial. Torch-applied or cold-applied. 15-25 year lifespan.
EPDM Rubber
Flexible synthetic rubber membrane. Excellent for irregular shapes, odd penetrations, and smaller roof sections. 20-30 year lifespan.
