Your commercial roof is past its mid-life. There are visible signs of wear but it's not actively leaking into the building. Tear-off and replace would cost -+ and shut the building down for weeks. Doing nothing means eventually waiting for an emergency leak that damages inventory, tenants, or operations. There's a third option most commercial building owners don't know about: silicone coating restoration.
What Silicone Coating Actually Is
A silicone roof coating system is a multi-step process that transforms your existing roof into a seamless, reflective, weatherproof membrane without tearing off what's there. The process:
- Thorough inspection we document every seam, penetration, low spot, and problem area on your roof. This assessment determines if your roof is a coating candidate (most are; some aren't).
- Pressure washing the roof is cleaned to bare substrate so the coating bonds properly. Rust, chalking, debris, and contamination all get removed.
- Repairs existing seam splits, fastener backouts, flashing issues, and any active leak points get addressed before coating. The coating won't fix a structural problem; it will waterproof and reflect once the substrate is sound.
- Primer coat specific to your existing roof material (metal, TPO, EPDM, modified bitumen each have different primer requirements). This is often the step where contractors cut corners. We don't skip it.
- Reinforcing fabric at seams embedded polyester fabric is applied over every seam, penetration, and transition for reinforcement. This is the detail that separates a coating job that lasts 20 years from one that fails at year 5.
- Base coat silicone first heavy coat of silicone membrane, applied at specified mil thickness
- Top coat silicone second coat for full warranty thickness (typically 20-30 mils total)
- Final inspection we walk the roof with you, demonstrate continuous coverage, and provide manufacturer warranty documentation
Why Silicone Specifically
There are acrylic coatings, polyurethane coatings, and silicone coatings on the market. We specify silicone for Florida commercial work because:
- Ponding water resistance silicone is the ONLY coating that doesn't degrade from standing water. Acrylic coatings fail where water pools. Florida flat roofs pond after heavy rain. Silicone wins.
- UV stability silicone doesn't chalk, crack, or degrade from Florida's year-round UV exposure
- Reflectivity maintenance silicone stays white. Acrylic yellows and chalks, losing reflectivity (and Energy Star compliance) over time.
- Renewability at the end of a 15-year silicone coating cycle, you can clean and apply a new base + top coat and restart the warranty. Not true of most alternatives.
Which Commercial Roofs Are Good Coating Candidates
- Aging metal roofs R-panel or standing seam showing rust, chalking, or fastener issues. Coating encapsulates and extends 15+ years.
- TPO roofs at year 15-20 starting to show wear, seams aging. Coating restores and adds 10-15 more years.
- EPDM (rubber) roofs typically year 15-25. Coating gives them a second life.
- Modified bitumen black granular-surface roofs showing granule loss and aging. Coating adds reflectivity and extends life.
- Spray polyurethane foam (SPF) roofs coating is part of the designed system; recoating every 10-15 years is normal maintenance
When Coating Is NOT The Answer
We don't recommend coating for:
- Roofs with active widespread leaks throughout the structure
- Roofs with significant structural deck damage (rotted wood, collapsed insulation)
- Built-up roofs with blistering or major surface defects
- Roofs that have reached true end-of-life where substrate itself is compromised
In those cases, full replacement is the honest answer we'll tell you. We're not trying to sell you a coating that will fail.
